Calculation: (78 ÷ 28.5 − 1) × 100 = 174% versus the peer median. Displayed values are rounded; the calculation uses full precision.
What this means: the records place this parcel above its peer assessment median. Property condition, omitted characteristics and newer records can change the interpretation.
Brief availability: the current product screen offers a uniformity brief for this sample. This is product eligibility, not a legal determination or a filing deadline.
The builder also shows town context beside the assessment record: what Park Ridge levied, from the published meeting-records research. It is cited context, never a savings figure.
What the town levied
The adopted levy is a town-wide total from the City’s ordinances, shown beside this property’s assessment for context. It is not what this property paid and changes no figure in the brief.

What the finding does not establish
What any particular tax bill paid, which also depends on assessments, exemptions and other taxing bodies.
The checker can withhold the brief when comparable evidence is insufficient, assessments are near or below peers, or a recent appeal is recorded. Missing or delayed records can affect that decision. An existing plan with appeal access already includes the builder.
